Transaction Screens
A Transaction Screen can be used for real estate transactions of low risk properties when CERCLA liability protection is not a concern. A Transaction Screen provides limited environmental due diligence that can be performed at a lower cost than a Phase I ESA but provides no CERCLA liability protection.
The scope of work for a Transaction Screen includes interviews of property owners and occupants, a site inspection, and a limited records review.
If a Transaction Screen identifies a potential environmental concern which warrants further investigation, a full Phase I ESA may be recommended.
